A large, vacant lot at the foot of Dilworth Mountain could accommodate up to 650 residential units.
Worman Homes proposes the major construction on Dilworth Drive above Mill Creek on part of the old Central Park Golf Course.
A proposal from the city’s planning department envisages that the 21 hectare site be converted from A1 to RM5 and RM6 zones so that development can continue.
About half of the land would also be dedicated to the city for park and road reserves. The proposal also applies for a building permit for a four-story apartment with 12 residential units in the upper part of the property.
This building is the first of nine buildings to be built.
“While the useful life of all buildings has not yet been fully determined, the focus of the original design was on rental apartments,” says the proposal document.
“(Housing) would include level entry, level living options for people of all abilities, floor-level housing for people who like to get off the street, and safe access housing for those who prefer controlled access to their homes.”
The housing mix would include 20 two-bedroom cave units, 78 three-bedroom units, and four four-bedroom units, with the remaining units being bachelor, one-bedroom, and two-bedroom units.
The application also includes enhancing the natural pathway system that runs from Dilworth to the railroad and linear Mill Creek Park.
The project is also expected to include a day care center, fitness and play room, shared work area and maker area for programming in residential areas.
City hall planners and other staff will review the plans before submitting them to the city council, expected towards the end of the year.
