New building around KGH

The City of Kelowna made some changes to the Health Care Transition Zone to encourage development directly north and south of Kelowna General Hospital.

On Monday the council approved a text change that would add apartment buildings as the main use within the HD3 zone.

The change was recommended to include requests for two planned developments on Royal Avenue north of the hospital, one of which was made before the local council on Monday.

“The intent of the zone is to create a transition area between properties immediately north and south of the KGH campus,” said planner Jocelyn Black.

“Proposals should aim for a transition to minimize the hospital’s impact on the surrounding neighborhood. The intent (change) is to incorporate uses that support KGH and we see apartment buildings as supportive uses.”

After approving the change, the council unanimously approved the rededication of the property at the corner of Royal Avenue and Pandosy Street for mixed use development.

According to Black, the applicant plans to build a two-story building with four single-storey commercial units and four one-bedroom rental apartments on the second floor.

As the property is located within the monument protection area, a permit for the modification of the cultural heritage was presented, from which the proposed building shape can be seen.
