Prime downtown Kelowna lot with uninterrupted views of Lake Okanagan is for sale now.

On Friday, the City of Kelowna announced that it was accepting offers for 350 Doyle Ave., the location of the former RCMP division.

The old police building was demolished last year.

The 0.35 acre property is located one block from Lake Okanagan in the city’s cultural district between the single-story Kelowna Community Theater and the six-story Okanagan Innovation Center.

According to the city, the property is valued at $ 6.5 million and the new building will provide residential and commercial space on the ground floor.

“The property will be marketed July 5th through early September. Staff will then evaluate the listings and give the council a recommendation on land disposal in line with city practices and pre-established evaluation criteria,” said Graham Hood, the strategic Country city development manager.

The city says their requirements for development include:

  • Prepaid land lease (over 80 years)
  • Mainly residential development (at least 10 floors)
  • A period of two years to start development
  • Provision of 6,000 square meters of community space
  • Construction of the Artwalk extension

The city noted that its development requires dense housing and mixed-use commercials on the ground floor and that the living space could be tier ownership or planned rental housing.

When the site is finally developed, no one can imagine how long the building will have uninterrupted views of Lake Okanagan. In announcing the property would be open to offers, the city also said its borough plan “includes redevelopment of the Kelowna Community Theater property, although there are no plans for that part of the plan.”

In related news, another lot two blocks down at 550 Doyle Ave. has a list price of $ 12.7 million.
