A tiny downtown piece of property known for its odd wedge shape, is up for sale.

The owner of the property at the corner of Water Street and Leon Avenue was granted a development permit nearly 20 months ago for a six-storey office building.

Along with its skinny size and unusual shape, the building aptly named The Wedge, made news for its inability to provide parking for its downtown tenants.

That drew the ire of some neighbors who suggested the owner was getting preferential treatment by lowering parking requirements.

The owner agreed to pay $99,000 as cash-in-lieu of parking, provide increased bicycle storage and shower facilities and had secured three parking stalls within the nearby Chapman Parkade.

Developers have two years to obtain building permits and begin construction once a development permit is issued.

The development permit expires on this particular property June 12 of this year. Work has not yet started and now, a for sale sign has been erected.

Planner Adam Cseke who has handled the file, says he has fielded inquiries from some prospective buyers and the current owner on potential changes, but nothing concrete has been finalized.

“Therefore, the current development permit is valid and the owner could proceed to building permit if they choose,” Cseke stated in an email.

“After June 12 the permit expires, and unless they start construction and have an approved building permit before then, a new application would be necessary to get re-approved by council.”
