A large townhouse development in Peachland that has been in the works for years will return on Tuesday before the council to make some proposed changes to the project.

The Somerset Ranch project with 56 units and 14 buildings between Highway 97 and Princeton Avenue was approved by the city back in 2015.

The project’s developers are now looking for changes to the project’s development permit (form and character) necessary to “improve the viability of the development as well as the marketability of the end product,” said Peachland Planning Director Darin Schaal.

A number of support structures need to be raised about ten feet to improve outdoor viability, while pathways need to be added to improve access and exit.

The floor plans of the units have also been changed to improve the quality of life, for example by adding office / fitness rooms and increasing energy efficiency.

The city planning staff recommends the council to accept the changes.

“Once construction is complete, the Somerset Reach development will add 56 units to the district’s housing stock as well as significantly improve Princess Street and improve rainwater capacity through the development that improves the district’s overall rainwater management infrastructure,” Schaal told the city council .

The council will discuss the project on Tuesday.
